As a real estate broker in Austin, TX, I often have the opportunity to tour properties that are not yet on the market. I recently had the opportunity to do just this for a very special property in the Central Austinneighborhood of Allandale
Built in the 1950s, this rambler fit in reasonably well with the other homes – most remodeled, some original - in its quiet, tree-lined street in a desirable area of Allandale. From the outside, the house appeared to need a bit of yard work and a coat of paint before being put on the market.  But on the inside…it was another story.
Unconventional art pieces, from paintings to sculptures, lined the walls throughout this weirdAustinhome.  One of the most striking was the 3D mummy coming through the wall between the kitchen and dining room. 
The majority of the flooring is hand-painted Mexican ceramic tile.  The owner explained that it’s probably in such good condition because until fairly recently it was covered with shag carpeting.  You know, this really didn’t surprise me.
I don’t usually take photos of bathrooms, but it’s not every day anymore that you see them in such vintage condition – down to the color scheme.  Yes kids, that’s a turquoise gas wall heater on the wall just in front of the turquoise bath tub.

A glassed in porch with an in-ground pool was added to the property in the 1960s.  This in itself adds several items such as a large stone faux fireplace reminiscent of the Flintstone’s (just a focal point, not usable) that help this property qualify as a truly weirdAustinhome.
But the strangest of all, is that this entire space has been transformed into a giant aquaponics system.  Aquaponics combines aquaculture with hydroponics to create sustainable food production.  So while large wooden shelves running across the pool deck support a variety of vegetable gardens, the deep pool itself is stocked with hundreds of full-sized tilapia, large mouth bass, and pacu fish.  I must take a moment to note that pacu, which have jaws and teeth quite similar to humans, are notorious in their own right for biting swimmers and fisherman in a particularly private spot. Not what you’d typically expect to find swimming in an in-ground pool inAustin!

  June’s statistics for the Austin real estate market show continued strong demand for housing.  Although the frenzied pace of May’s multiple offer “flash” market has eased just a bit, the Austin real estate market is still fast moving and shows year over year increases in every measurable statistic. In fact, June 2013 showed the highest level of home sales for June since 2007.

  The number of homes available to purchase continues to plummet, with only 2.9 months of inventory available.  The average number of days a home spent on the market before selling was 43 in June.  On average, a home in the Austin real estate market cost $235,000 in June, 2013, an 8% increase from June of last year.

  These increases carry over into the condominium sales for the Austin real estate market. In June 2013, 20% more condos were sold than in June 2012, and condo prices increased by 6% from last year as well.

Akins High School

As a former teacher, mom/stepmom of 5, PTA President, and real estate broker, schools are of special interest to me personally and professionally.  A school’s reputation can impact the property values in a community tremendously.  In Austin, Akins High School has had somewhat of a negative reputation.  I set out this year to see for myself if this reputation is deserved.
Akins is the newest high school in the Austin Independent School District.  Built in 2000,Akins High School currently educates about 2,700 students in grades 9-12 in Southeast Austin.  The school competes in sports at the 5A level, and their mascot is the Eagles.  One explanation for the somewhat lackluster reputation that Akins High School has is that it simply hasn’t graduated enough alumni to have that “school spirit” tradition that is emphasized so much in Texas. 
I had the opportunity to visit Akins High School as a member of the AISD committee tasked with making curriculum recommendations for the proposed new South Austin High School.  I met with several members of the administration, including the principal, Steven Girard.  Girard’s passion for the school and its students was evident, and the fact that he lives in the school’s attendance zone and sent his own daughters there impressed me.
Akins High School administrators all emphasized that their goal is to prepare their students for post-high school success, whether that is in the job market, trade school, military, community college, or university.  This focus on preparing students for their futures was evident throughout the time I spent on campus visiting classes, speaking with students, and walking the halls observing.  Akins High school is set up in six academies that provide students with opportunities for college readiness, careers, and life. 
So what’s the verdict?  I personally have nothing but good things to say about Akins High School in southeast Austin.  I found the administration, staff, students, and the school culture I observed to be exceptional.  I would certainly consider sending my own children there, and I will now give Akins High School my recommendation to clients of our brokerage, Keep Austin Weird Homes, that are moving into the area.
