WESTERN OAKS Western Oaks is a community of about 360 homes. Much smaller then, say, Circle C. Most homes were built from 1976-1979 by the builder J.W. Smith with one section built in the 1980s and a small section constructed between 1992-2002. The hallmark of Western Oaks is that many homes back to green belts or protected spaces. The pool and amenity center (tennis, playscape, etc) are on Wood Creek Drive. Here's a photo of the Western Oaks Junior Olympic size pool. Click to visit the website for the Western Oaks Homeowners' Association. Schools for this neighborhood are Patton Elementary, Small Middle, and Austin HS. If you want to get all geeked out over school data, here is the Texas Education Agency website: but I can bottom line it for you that Patton is Exemplary (the highest possible rating) and Small and Austin are Academically Acceptable (the middle of 5 rankings). As far as the Western Oaks real estate market goes: as of June 2012, there is very low inventory in Western Oaks (in fact there are zero actives today) and the homes go under contract in less than 1 week. To get a home in this Southwest Austin neighborhood in this competitive market, we will need to be prepared with financing in hand, check for new listings daily, and be ready to write the contract same day as you see the house, possibly above asking price, unless there's something significantly wrong with it.
