Will Formula One Rev Austin Real Estate Up?

Over the past year I have received many calls from people who want to know how the Circuit of the Americas Race Track now completed in Southeast Austin will impact their property values.  Some are planning to put their Austin homes on the market, and they are hoping that the Formula One Track will be just one more contributor to Austin’s rising property values.  Others have no desire to sell.  Instead, they are considering doing short term single family rentals (SFR), anticipating that some of the expected 250,000 Formula One visitors will pay top dollar to stay in their Austin homes while they’re visiting for the big races. 

Still others are convinced that their real estate near the Circuit of the Americas Race Track in Del Valle will now be worth substantially more than before the track was built.  While the first two scenarios may indeed play out to be true, it is the last group of people that I feel for.  Because the truth is that the Formula One Race Track will have a huge impact on the community directly surrounding it, but increasing the values of those homes is not one of those things. 

Even a cursory look at the statistics from the Multiple Listing Service for the community of Del Valle shows this:

As Realtors, Rodney Campbell and I have lots of experience in meeting the housing needs of growing families in Austin, TX. 
As parents/step-parents of 5 kids, a mastiff and a yellow lab, we personally have always sought out the largest house possible within our price range and school boundaries. 
In fact, we often giggle that we don’t understand why someone would shy away from extra square footage.  A separate bedroom for each child?  A game room for the incessant video game playing? A bathroom set aside just for company?  Oh, we know the benefits of extra space for a family with 5 kids!
Well…as becomes evident when showing large homes to people with small families or very young children, large homes can have a multitude of drawbacks in the eyes of a potential buyer.  Among them: high heating and air conditioning bills, constant stair climbing, cleaning and furnishing all that space, and maintaining the large yards that generally accompany the large houses.
Here is some advice for sellers of houses with a lot of square footage in order to make them more appealing to a larger audience:
1.      Make sure the home is impeccably clean, including the light fixtures and windows.   If your home has interesting features like vaulted ceilings or art niches, make sure these are dust free.  You don’t want the home to seem overwhelming for a potential buyer.
2.      Ditto for the yard.  Trim the trees and hedges and make sure the grass is maintained.  Make it seem easy to care for, even if it isn’t.
3.      Decorate with a warm color palette.  Many large homes, like mine, have been inhabited by large families with many children and pets.  Often, a seller’s first instinct is to put a fresh (cheap) coat of paint on the walls and new (cheap) carpet on the floors.  This usually ends up being a combination of beige on beige, and just adds to the cavernous feel.
4.      Don’t sell the house vacant!  Hire a professional stager and rent furniture if you must.  Large houses seem insurmountable huge to ‘average’ size families when they are vacant. 
5.      Post signs on each thermostat mentioning that there is a separate A/C unit for each story, and that each thermostat can be programmed separately (assuming this is true).  You wouldn’t believe how many people don’t realize this is standard for large homes.
6.      Place past copies of your electricity/yard care/cleaning service/pool cleaner bills in a binder for potential buyers to review.  They almost certainly are anticipating these expenses will be more than they really are.

I Love The Home! Now About That Loan...



At Keep Austin Weird Homes, we receive many calls from people who are interested in buying a home, but who have no idea whether they qualify for a loan.  In fact, we have fielded calls from 5 different people just this last week on one of our homes for sale in Austin, and out of the 5 people, none of them could qualify for a mortgage loan right now. 

The lesson is not to give up on your dreams of homeownership, it’s to start thinking about your credit score and you credit worthiness long before you fall in love with any one particular property.
According to a recent article in Inman News, the average FICO score for mortgages approved in September was 750.  Borrowers’ down payments on loans that were approved averaged 22%.  People whose applications for mortgages were denied had an average FICO score of 704, with borrowers willing to make down payments averaging 12 percent.

Currently, payment history has the biggest impact on how FICO score is calculated. So if you want to improve your FICO score, it’s important to show you can handle credit responsibly. This includes paying at least the minimum amount on all credit cards every month and not using all the credit that is available to you.

As full time Austin Realtors, Rodney Campbell and I have the privilege of previewing many homes for our clients.  Every so often, a home’s décor really presents us with a stumbling block in bringing our clients to see the property. 

You may be thinking that I’m talking about homes that have ugly or outdated furniture.  While those things certainly don’t add value to a showing, they can be overlooked.  After all, clients know the furniture doesn’t stay with the home.

What I am referring to is religious art.  Yes, that’s right.  I said it.  Your prominent displays of religious art make it uncomfortable for me to show your home to people of other religions. 

For example, one Austin area home for sale featured an immense church pew in the living room instead of a sofa.  The family room windows were hung with stained glass window panels from a church and it featured several displays of multiple crosses.  There was a statue of Mother Teresa in the backyard.  Even the cookie jar displayed in the kitchen was in the shape of a friar or monk. 

My clients were Muslim.  While of course they understood that these items would be removed before a sale, they said it was difficult for them to picture themselves living in this home.   

Sellers often are advised to remove family pictures and overtly personal belongings so as to allow potential buyers to feel more at home when touring the property.  If you follow this advice, why not take it one step farther and pack up religious art as well?  It will ensure your treasures are safely stowed until they are ready for display in your new home, and it will make your house more welcoming to ALL potential buyers.

Circle C Ranch Community Easter Egg Hunt

There are many community celebrations in Circle C Ranch, such as the annual Easter Egg Hunt, Fourth of July Parade, and Christmas Party. This year, the Easter Egg Hunt will be held at the Child Development Center on Saturday April 7, 2012.

This year there will be a nominal fee of $1 per child. The Circle C Ranch Homeowner’s Association does ask that parents help make sure each child is limited to 12 eggs total, so that everyone can enjoy the day. The hunt will offer separate sections for children ages 1-3, 4-6, and 7-10 years.

If this year is anything like last year, the morning will be filled with children in their Sunday best, parents toting cameras, and full parking lots. You’ll definitely want to plan ahead so you get there early. Here are some shots of our kids enjoying the Circle C Ranch Easter Egg Hunt in 2011.

For those of you new to Texas, or who are not familiar with the tradition, bluebonnets are the Texas state flower.  Bluebonnets spring to life every March, along with dozens of other wildflowers that line the freeways and public lands in and around Austin, TX.  Not content to simply enjoy the breathtaking beauty as we drive by, however, we must make arrangements to thoroughly document this annual event.
Every spring, people all across Central Texas make plans to do an outdoor photo shoot with their children, pets, and/or families in the bluebonnets.

Yes, as spring comes to Austin so does the annual charging of the camera battery, purchasing of the adorable outfits (that coordinate well with blue) and selection of the perfect time of day (my personal favorite is just before dusk).  The unusual thing about these photo shoots is that most of them take place right on the side of the highway.  That's right, it is common to see minivans pulled over onto the freeway shoulder with otherwise safety conscious parents turning their children loose in the field not even 20 feet from the rush hour traffic on Mo-Pac or Highway 360.

At Keep Austin Weird Homes we say, "Stop the Madness!"  There is a perfect spot to take bluebonnet pictures right here in Circle C, with no traffic dangers to speak of.  Just cross through intersection of Escarpment and Slaughter Lane and go approximately 1 block South on Escarpment.  Park the car, and walk down the hill into the wildflower field.  This is part of Circle C Ranch Park, so it is very safe for kids, dogs, and whoever else you might want to bring.

New Development in Circle C Ranch

                Many people I have spoken with lately at open houses or in the community have asked about the new development in Circle C Ranch.  Most noticeable is the new retail center of Parkside Village at MoPac and Slaughter.  The initial phase includes Alamo Drafthouse movie theater, Austin Diagnostic Clinic and two retail buildings. The Austin Diagnostic Clinic includes an urgent care center, general practice, allergies, and pediatric divisions. Tenants for the retail buildings include Coffee Bean and Tea Leaf, ATX Bikes, zPizza, and Koko Fit Center. Other tenants currently negotiating leases include a Mexican restaurant, a yoga center, children's retail, a salon, dry cleaners and ice cream shop.

                At LaCrosse/MoPac a new graduate school of physical therapy, which will be for approximately 500 graduate physical therapy students, is under construction. The University of St. Augustine will be constructing Phase I of the school over the next several months. This includes the primary building and parking lot. The building is set back from LaCrosse, and the entry will be across from Eclipse.




                There are also several places where new homes are being constructed in Circle C Ranch.  There are two land parcels at the on the east and west sides of Barstow at the entry of Circle C North that will be developed as single-family homes.  On the east side, six homes will be built and there will be one private drive with an entry near the existing mail center. The exterior of the residential development will be surrounded by a masonry wall to match the existing wall around Vintage Place.  On the west side, there will be 22 homes, with one street and an entry off Barstow.  

                The largest new home community by far in Circle C Ranch is Avana, which has 163 lots now and plans to expand to 300 more lots.  Avana is part of Circle C Ranch, and the homeowner’s association does intend to work with the builders to add a pool and community center South of Escarpment in part to serve this growing community.  The development of Grey Rock Ridge, a 386 home community, has been approved at the intersection of MoPac and 45, near Avana, Circle C and Meridian
