Real Estate in Austin hits 7 year high for November

Austin-area home sales rise 14 percent, hit seven-year high for November

Austin Board of REALTORS® releases real estate statistics for November 2013

AUSTIN, Texas  Dec. 19, 2013 – According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS® (ABoR), the volume of home sales continues to rise as November became the 30th straight month of sales volume increases and the most home sales in November since 2006.

According to the report, 1,899 single-family homes were sold in the Austin area, which is 14 percent more than November 2012. The median price for Austin-area homes was $219,530, which is 10 percent more than the same month in 2012.

Cathy Coneway, 2013 President of the Austin Board of REALTORS­®, explained, “With strong activity across all segments of the market, the Austin-area housing market has been full steam ahead through the holidays and the rest of the year, Our city’s population and job growth show no signs of slowing down, so 2014 will likely be another competitive year for Austin real estate.”

In November 2013, inventory remained at a historically low level of 2.3 months, which is more than half of a month less than November 2012. Additionally, homes spent an average of 51 days on the market, which is a decrease of 16 days from one year prior.

The total dollar volume of single-family properties sold was $555,757,542 or 24 percent higher than the same month last year. The market also featured the same amount of new listings, 11 percent fewer active listings and two percent more pending sales in November 2013 compared to the prior year.

    • 51 – Average number of days single-family homes spent on the market, 16 days fewer than November 2012.

    • 1,967 – New single-family home listings on the market, statistically unchanged from November 2012.

    • 5,119 – Active single-family home listings on the market, 11 percent fewer than November 2012.

    • 1,756 – Pending sales for single-family homes, two percent more than November 2012.

    • 2.3 – Months of inventory* of single-family homes, more than half of a month less than November 2012.

  • $555,757,542 – Total dollar volume of single-family properties sold, 24 percent more than November 2012.
The following sections describe trends in other sectors of the Austin real estate market.
Townhouses & Condominiums
The number of townhouses and condominiums (condos) purchased in the Austin area in November 2013 was 223, which is 35 percent more than November 2012. In the same time period, the median price for condos was $195,200, which is eight percent more than the same month of the prior year. When compared to November 2012, these properties spent an average of 55 days on the market, or 38 percent less time.
Leasing
In November 2013, a total of 1,162 properties were leased in Austin, which is six percent more than November 2012. The median price for Austin-area leases was $1,390, which is seven percent more than the same month of the prior year.

Austin Holiday Traditions

At Keep Austin Weird Homes we value everything that makes Austin unique – and this is true during the holiday season as well. Here are three of our favorite Austin Christmas traditions.

Perhaps the most well known Austin holiday tradition is the Trail of Lights at Zilker Park, a 351 acre public park near downtown. The highlight of the Trail of Lights is the Zilker Holiday Tree, which stands over 150 feet tall, made up of multiple strands of lights, and is topped with a 10 foot tall lighted star. The event includes 2 stages featuring local music and dance performances, food trucks, and a mile-long path of fantastical lighted creations that winds through Zilker Park.

Instead of flocking to the malls, Austinites know the best place to find unique gifts is at the Armadillo Bazaar at the Palmer Events Center. This event is an art fair and music festival (it IS Austin, after all) in one. Where else can you shop for everything from stocking stuffers to collectible pieces, all while enjoying a cup of Christmas cheer from the coffee shop or the bar and some local music? The Armadillo Bazaar runs through Christmas Eve.
But perhaps the weirdest Austin holiday tradition is, naturally, our favorite – the decorated trees along Highway 360. Between Thanksgiving and Christmas small groups of family members, friends or coworkers park their cars on the side of the roadway to transform a tree. Some use traditional Christmas colors, while others display carefully chosen themes ranging from sports teams to pop culture icons. If you’re inspired to decorate a tree along Highway 360 yourself this year, just remember to securely fasten the decorations to the tree, and of course, return the tree to its natural state after Christmas.

What's the Hottest Area in Austin?

Home sales in the Austin area continued to rise in September, with the highest number of single family homes sold since 2005.  2,391 single-family homes were sold in the Austin area, which is 34 percent more than September 2012. On average, homes spent 44 days on the market, which is a decrease of 22 days from one year prior.

These numbers are even more dramatic when you review them based on geographic area.  For example, we can rate an area based on “Hottness” which is the number of pending sales as a percentage of active listings.  Based on this, the second hottest area in Austin this September was the area that is bordered by William Cannon Drive, I-35, Slaughter Lane, and MoPac.  In this area, which includes neighborhoods such as Cherry Creek, Tanglewood Forest, Parkwood and Maple Run, the estimated length of time a home will spend on the market is just 17 days!

As a real estate broker and real estate investor in Austin, TX, I am often asked if I know of any “good deals” out there.  The answer always is, “It depends.”
You see, at Keep Austin Weird Homes, we absolutely believe that real estate is the best way to build wealth. But the specific type of investment opportunity I would recommend is going to differ for different clients, based on their current circumstances and goals.  Some of the questions we ask prospective investors can be found on our Investor Interview document.
That said, there are some fundamental things we consider in evaluating a property’s investment potential, such as the projected cash flow, appreciation, and vacancy rate.  We also look at the impact owning investment property will have on our clients’ tax situation, including write offs and depreciation. 
We use a detailed spreadsheet that gives a 10 year view into the investment property. While this is simply a PDF to use as an example, our clients receive the live Excel spreadsheet so they can customize the different scenarios for multiple properties to see how different variables will impact them.  Here is the specific property I based the sample spreadsheet on.
Since the rental market in Austin is so strong right now, it is a really great time to consider purchasing a rental property.  In September 2013, 10% more properties were leased than the previous year.  The average lease rate for Austin and the surrounding areas was $1,350.  An advantage to this type of purchase is that if you buy a property that already has a tenant in place, it will be income-producing from the very start.

As Realtors and residents of Southwest Austin, we have a vested interest in the divisive debate unfolding about whether to build SH 45 SW or Keep Mopac Local.  After all, this impacts property values, commute time, quality of life…all major factors in our line of work.  In October 2013, we attended the Open House that was hosted atBaileyMiddle School in Shady Hollow by the SH 45 SW Environmental Study group.
The event was an open forum, with no speaker and no agenda.  If we hadn’t been studying this issue for quite some time already, we don’t know that the meeting’s information would have made a lot of sense.  For all intents and purposes it resembled a science fair, with representatives from different organizations standing awkwardly in front of large Powerpoint slides blown up to poster board size.

Although in our experience, students displaying their science projects take their presentations more seriously than many of the adults employed by our public organizations did today (“Dan” from CAMPO and the guy you were joshing around with whose nametag we didn’t see – we’re talking about you…for starters).  There certainly wasn’t any information about an Environmental Impact Study, which seemed like the primary topic based on the title.
At any rate, you can view all the displays and handouts that were available at the meeting here. I took the time to read the complete Draft Project Coordination Plan and noted that on page 33 it stated that the team is obligated to present viable alternatives to extending SH 45 SW, including a “no-build” alternative.  Let’s hold our public officials accountable to these alternatives and not allow a freeway to be steamrolled through the Southwest Austin neighborhoods and over our aquifer.
Please, please take the time to submit your online comments and the proposed extension of SH 45 SW and the concerns you have about how this will impact our environment, our neighborhoods, and our community inSouthwest Austin.  The deadline for this phase of comments is October 18, 2013.

ACL Tips From Keep Austin Weird Homes


Austin is a city known for live music and festivals, and Austin City Limits is the granddaddy of them all – the festival that started in 2001 as a 2 day event and has grown to encompass 2 weekends with 75,000 attendees each day.  As long time ACL veterans, we at Keep Austin Weird Homes offer this list of practical tips. 
TICKETS
  • This year everyone MUST register their wristband online. Go here to do so.
  • Wristbands for the second weekend of ACL are still available. You can buy them here.
CREATURE COMFORTS
  • You can bring a bag with you – it will be searched and this will take time. 
  • Collapsible chairs and coolers are allowed, but ice is not.
  • Zilker Park is smoke free, but if you are one of the last diehard cigarette smokers in Austin, you’ll be allowed to leave and reenter the festival as needed, passing through the security line each time
  • There will be free public WiFi near Austin Eats
FOOD & DRINK
  • There will be plenty of food vendors on site, but be aware they do not accept credit cards.  Bring cash, or plan to stand in line at an ATM.
  • You can bring 2 sealed water bottles inside the festival.  There will also be water stations where you can refill water bottles.
  • Bringing food or alcohol into the park is not allowed, however plenty of both will be for sale inside.
WEATHER
  • It doesn’t rain often in Austin, but if it does watch out!  Small umbrellas are allowed, and rain boots are recommended.
  • Sunscreen is definitely something you’ll want to bring – bear in mind that aerosol spray bottles are not allowed, and that includes sunscreen.
GETTING THERE
  • There is no parking at all at ACL.
  • Plan A is to bike in
  • Plan B is to ride the shuttle from Republic Square at the corner of 4th & Guadalupe streets. The shuttles run from 10AM to 11PM daily.

Food Trailer Night in Circle C is back by popular demand!  Close2MyHome and the Circle C HOA will be hosting the 2ndFood Trailer Night on Friday, September 27, 5-8pm at the Circle C Community Center Parking Lot.  They are doing more to make this food trailer night even better than the first one.  They are adding more trailers, making the lines move quicker by implementing a brand new clip board ordering system, bringing in some cool air to make the atmosphere a little nicer, having drinks more easily accessible, adding activities for the kiddos to enjoy, hosting a bean bag toss area for the adults, and bringing in some live music the Jukebox Heros sponsored by yours truley, Keep Austin Weird Homes!! Austin Real Estate Staging

As owners of a real estate brokerage in Austin, TX, we see a wide range of properties on the market.  Since the Austin real estate market has been so hot this spring and summer, many homes are selling in multiple offer situations, for over the asking price.  But even in these conditions there are times when a property needs a little extra attention to sell for top dollar. 
For example, one of the homes we listed recently was a traditional home with a pool in Circle C Ranch.  The owners had made many important and expensive upgrades prior to putting the home on the market, but the fact that the home was vacant made it impossible for buyers to ignore that it didn't have an open floor plan. We recommended that the sellers look into real estate staging in order to draw the buyers' attention into the home and make the floor plan limitation less obvious by focusing on the home's great features, such as the pool.
Home staging begins with a consultation between the stager and the homeowner in order to determine which of the homeowner's own possessions will be used in the staging, and what should be stored away.  A good real estate staging company will incorporate existing possessions when possible before bringing in new items.  Sometimes the homeowners are so intrigued with the new ideas for arranging their personal belongings that they have second thoughts about moving!  Generally there is a fee for this consultation that will be applied to the bill when and if the homeowner decides to hire the real estate staging company.

Let's imagine that the home is vacant and there are no possessions for the real estate staging company to work with.  In this case the stager will provide an estimate for a package of furniture and accessories to be installed in the home for a certain length of time.  A basic real estate staging package includes a living room, kitchen, dining room, family room, and master suite with prices around $2,000 for professional installation and 2 months' usage of the furniture. See this full listing here

Austin Real Estate – A Long HOT Summer

July market statistics affirm what we as Austin real estate brokers have felt throughout this month – prices and number of home sales, like Austin’s temperatures, continue to climb.

The median home price is now at $228,250, which is 8% more than this time last year.  There were 35% more single family homes sold in 2013 than 2012.  This was the busiest month for home sales in history!!  The 3.5 job growth rate and the vibrant economy in Austin and Central Texas are behind this strong real estate market. 
The market shows no signs of cooling off – even with 22% more new properties on the market in July 2013 than the same period last year homes are selling more quickly than they did a year ago. There’s no relief from this hot market if you are a renter – there were 9% more properties leased in July 2013 Than July 2012.  Rentals are also moving extremely quickly and spending 20% less time on the market than a year ago.
The average number of days an Austin home spends on the market this year is a mere 41, which is almost HALF the number of days it took to sell a home in July 2012, when it took 64 days.
