As a professional, full time real estate broker with more than a decade of experience in two states, I can tell you that few statements irk me more than those that start with these 6 words: “But I Saw It On Zillow.” Why? Because they are almost always followed up with a statement that cannot be verified anywhere <i>except</i> on Zillow. It’s almost like an alternate reality for real estate.<o:p></o:p></div>

For example, when a buyer who is actively searching for her next Austin home with one of our agents calls and asks about a foreclosure on 2.5 acres right outside the city limits that she just saw for just $305,000 and wonders why we didn’t send it to her when we sent her properties to tour this weekend. I drop what I’m doing, concerned that perhaps we did miss this needle-in-a-haystack perfect home. But no, a quick check of Zillow and a through cross check with the Multiple Listing Service and county tax records shows that the home is not bank owned. It’s not on the market. It hasn’t been on the market for at least a decade. In fact, it’s had the same owner for over a decade.<o:p></o:p></div>

So why would this home be displayed on Zillow as a foreclosure? Well, if a property owner misses even one mortgage payment, the bank reports that to the credit bureaus. Zillow purchases data like this and in the company’s infinite wisdom, it lists that house on its website as a pre-foreclosure. But that doesn’t mean the homeowner hasn’t already caught up on the missing payment, and it certainly doesn’t mean the homeowner is considering selling. And it REALLY doesn’t mean that the bank is able to negotiate a deal with a buyer who is ready to buy now.</div>

Because buyers are scrambling to find good deals in today’s market with limited inventory, these longshots on Zillow seem attractive. I do understand that. But I have seen this enough times to know that shopping on Zillow can create a huge distraction from the REAL market, the REAL prices, and the homes that are available today – you know, the market that I as a professional real estate broker am working in to find my client her next Austin home.<o:p></o:p></div>

in the order received, and if others homes’ values in your area have had
successful protests before your hearing, that data will help you. You will need
access to the data for comparable homes sold in your neighborhood between Oct.
1 of last year and March 31 of this year.

AUSTIN, Texas<strong> </strong>–<strong> </strong><strong>Dec. 19, 2013 </strong>– According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS® (ABoR), the volume of home sales continues to rise as November became the 30th straight month of sales volume increases and the most home sales in November since 2006.<br /><br />According to the report, 1,899 single-family homes were sold in the Austin area, which is 14 percent more than November 2012. The median price for Austin-area homes was $219,530, which is 10 percent more than the same month in 2012.<br /><br /><strong>Cathy Coneway</strong>, 2013 President of the Austin Board of REALTORS®, explained, “With strong activity across all segments of the market, the Austin-area housing market has been full steam ahead through the holidays and the rest of the year, Our city’s population and job growth show no signs of slowing down, so 2014 will likely be another competitive year for Austin real estate.”<br /><br />In November 2013, inventory remained at a historically low level of 2.3 months, which is more than half of a month less than November 2012. Additionally, homes spent an average of 51 days on the market, which is a decrease of 16 days from one year prior.<br /><br />The total dollar volume of single-family properties sold was $555,757,542 or 24 percent higher than the same month last year. The market also featured the same amount of new listings, 11 percent fewer active listings and two percent more pending sales in November 2013 compared to the prior year.<br /></div>

In the same time period, the median price for condos was $195,200, which is eight percent more than the same month of the prior year. When compared to November 2012, these properties spent an average of 55 days on the market, or 38 percent less time.<br /></div>

Home sales in the Austin area continued to rise in September, with the highest number of single family homes sold since 2005. 2,391 single-family homes were sold in the Austin area, which is 34 percent more than September 2012. On average, homes spent 44 days on the market, which is a decrease of 22 days from one year prior.</div>

In September 2013, 10% more properties were leased than the previous year. The average lease rate for Austin and the surrounding areas was $1,350. An advantage to this type of purchase is that if you buy a property that already has a tenant in place, it will be income-producing from the very start. </div>
